It may not be possible to sell through the traditional methods even if they may look like good possibilities. Again, you need to be flexible to sell it. 3) Speed Sometimes you must sell your house fast. It can take up to 2 weeks just to put the house in the MLS. Most real estate investors can buy a house in 7 to 14 days if the situation demands it. 4) Repairs Sometimes your house may need repairs before you can reasonably sell it on the open market through a real estate agent. If you cannot afford repairs, you cannot sell your house. Real estate investors will buy your house as it is and do repairs themselves. 5) Legal trouble Sometimes things just happen: divorce, liens such as tax liens. Or you cannot afford mortgage payments and must sell fast to avoid foreclosure. Maybe you inherited a property with mortgage payments. If you get a new job and move to a new city you may find yourself making two mortgage payments so you must sell your old house fast. Or you have been burned by bad tenants. The list goes on and on.
